POSITION TITLE: Construction Manager

PRINCIPAL DUTIES
  1. Directs activities of the Construction Department – establishes annual budget, handles month-end closing, accounts receivables and personnel issues. Includes the review of project costs and profits; management of the inventory, insures budgeted goals and cost objectives are met, and construction related accounts receivables are monitored and maintained at established levels.
  2. Coordinates all construction activity. Reviews contract documents and requirements; prepares and updates overall project schedules for contracting customers and/or subcontractors. Responsible for all project correspondence including but not limited to: scheduling, RFI proposals and daily reports. Attends all required project meetings.
  3. Coordinates all construction estimating activity by ensuring deadlines are met and contract documents are processed appropriately. Analyzes the effectiveness of all bid work and works with staff to establish consistent record of positive outcomes.
  4. Confirm material and equipment requirements. Coordinates with Project Staff and Contract Administration for submittals.
  5. Meets with Superintendents to review project requirements and personnel assignments.
  6. Reviews and responds to correspondence from prime contractors. Coordinates, attends and participates in pre-job conferences with agencies/owners.
  7. Performs other duties as assigned.
  8. Promotes awareness of and follows Company and general safety policies.
  9. Exhibits a core understanding of mutual respect and good customer service orientation in interactions with all people in the workplace.
PRINCIPAL REQUIREMENTS
  1. Engineering degree preferred, and 5 years construction or progressively responsible management experience in business.
  2. Strong background in computer applications pertinent to the industry and profession; keyboarding skills sufficient to complete tasks in a timely manner.
  3. Excellent math skills to perform calculations and analyze data pertinent to daily job responsibilities.
  4. Excellent skills to read and understand legal / business documents, job specifications, and technical resource material.
  5. Ability to read blueprints.
  6. Valid Hawaii driver’s license and favorable traffic abstract.
  7. Excellent interpersonal/organizational/documentation skills.
  8. Strong leadership skills to effectively interact with staff at various levels.
  9. Must be at least 21 years of age.
